It seems that the more seasoned investors have their own agreements that they submit as an offer that gives them much more wiggle room to get out of the contract if they feel the deal is not desirable and/or they cannot raise the money.I am looking for direction on what those agreements should look like...1.

You may want to require they complete a new application and submit pay check stubs, as well, to verify they can afford the increase, and so you have this info on file, especially if the old owner didn't.Lastly, I would require they submit a pet deposit, especially if the new lease stipulates it.

Wednesday: I called him in the morning and he said it was all done he just had to submit a non relative form, I asked him what else I needed to do he said nothing, he would forward paperwork to my bank and they would start working on it.
