While there are certainly some neighborhoods that offer more amenities or a higher standard of living, there aren't any areas I'd strongly advise against.

And then how do you value the property based on the density etc? 

Based on my understanding now,  in theory, if you pay your kids $599,  you kids could still face SE tax obligation even if you don't give them 1099-Misc.

Looks like there are a few in Colorado.I agree I learned much from (close to) free sources but did take Apartment course (syndications) through my REIA from Anthony Chara who is based in Colorado.

Based on the OPs description, the Grantee in this case may just do that.I'm not an attorney and this isn't legal advice, just my opinion. 

You give up some of the boom (and bust) that you get in some of the other areas, but there's a solid economy and a strong healthcare system.
