Should we go ahead and finish what we had planned to do and hope that the market is still decent come spring or should we just button up the projects we are working on and list it while the market is up?

It does cause some stress at first and will take time, but if you're serious about getting the homes off your books, it's the best route to go. 

A few things I would add to your list... (1) It can be best to take the stress out of the purchase of your replacement property search by finding it in advance if possible. (2) If the debt in your replacement property is higher than the relinquished one, you may have cash to spare.

Some investors get totally stressed out dealing with typical management duties (having to threaten eviction, making sure a repair gets completed) while others let it roll off their back.
