I just harkened back to a hotel i stayed at once in Venice Italy and you know the Italians they dont even think about going out or to dinner until 10pm.. it was so loud until about 2am we never did get a good nights rest.

This tenant had been a PITA and we didn't want him to stay.   

The more I can help the project the higher my paycheck at the end of the tunnel.In the end, each of us will have to have a certain comfort level with whomever we hire whether it be our receptionist, our CPA, our lawyers, our lenders, our Realtors, and yes even our mentors.

In my analysis I'm assuming 80% of rentometer area SFH comps, since I assume the average renter would rather pay less to stay in a duplex vs a SFH.. also, do I need to assume a higher annual vacancy rate for a duplex (my analysis currently assumes 7%) ? 

It's a risk, but it's an explicit, calculated risk with which you have acknowledged you're comfortable.

Or just call around in the area where I stay and just get an idea?

:) That would’ve been perfect if I were single, but we have a newborn so I wouldn’t feel comfortable with having a roommate and sharing common areas with someone else at this time.  

If you stay consistent, however, the business will begin to grow. 

I have not reached full financial Independence but live very comfortable in Fresno CA.

Plus I'll look like an investing wizard when it's finished early and under budget.Get yourself comfortable with having uncomfortable conversations This is something I have to work on every day.
