I think I am gathering here from the responses that we are safe to say as a GP we own the property as are the other sponsor, but for additional clarity, disclosing shares in some cases may help bolster tacit understanding of who does how much of what.

It was recommended to me that I get a structural engineer on property to do an inspection but that costs $1500 so I'm not sure if I should spend that money or just get the work the original company suggested done.

No problem spending money but don't want to overspend on services that I just don't need.  

When you have a seller fix it, they will spend the least possible and any shortcuts on quality (quality of product, prep work, workmanship, etc) may not be apparent, causing problems down the line.

So I spend a lot of my time doing real estate, searching the MLS for deals, listening to podcasts, etc.
