In my operating agreement for LLC B, I specifically state the managers/members of LLC A have full authority to make decisions, execute contracts, etc, but there is no explicit personal info listed for LLC B.  

They should be paid per project a specific amount and get bonus for completing on time and on budget.

Old machines are okay if they were just purchased refurbished 2 years ago. 

@Bradley Buxton I have considered other areas of the Country, specifically looking at places like Boise, ID.

Giving some rough numbers, let's say the interest rate when they purchased was around 3% and they offer to sell to us for $100,000 cash. 

I would find out specifically what it is since it's still a risk you'd want to be weary of.

Thank you, I mean if one gets a loan to buy a home and rents it out so the renters can pay the mortgage while the investor keeps on buying homes but all are loans not purchased in cash, exactly when will the investor see a profit , seems like it will be a while.

It's looking like 2018 is the year I pull the trigger on purchasing a multifamily. 

Purchase price: $182,250 Cash invested: $73,000- Residential area that is close to University of Rochester- Spent $20K in renovation of the aged unit and increased the rent from $750 to $1,450.
