I am used to 12-24 month leases.I would also prefer to hire a property manager to manage and my numbers include a typical fee I am used to paying.I am somewhat green to this type of investment property so any advice?

Ideally you would already have a team in place (as per the advice of David Green for investing out of state) since you dont have that in place I would suggest you maybe reach out to a BP member from that area who might be willing and able to offer advice and use of their local team.
