Unless a seller is looking for long term income on the note, most aren't as concerned with interest rate as much as with down payment and payoff date.

Couldn't you structure the contract to state that you or an 'assignee' will purchase the property on or before x date?

That's pretty funny actually, to date the only property that I have ever purchased and lost money on is.......The one I didn't first bought to live in and not as an investment.
