So all I would offer is this - make sure the numbers work, plus a comfortable margin for safety, that will let you sleep at night, and then go for it!

Try to maximize sleeping capacity, if one bed (recommend Queen or King) for example, I would put in a sleeper sofa to increase occupancy to 4. 6.

Additionally, as I mention below, we are able to sleep 16 guests comfortably, bumping it up from the previous owners that had it sleeping only 12 guests.

If I buy a triplex here in Chicago for 800k and the market crashes and it's worth 500k I'm probably going to lose sleep over a hit like that and I won't have the money to invest while the prices are low.If the market never crashes, then I just diversified my portfolio and gained some experience in another market.

We might have done better staying in stocks (too lazy to even try to figure that out) but buying using leverage in my market worked out well and we sleep better at night knowing another crash will not totally decimate our retirement portfolio.
