The only other suggestion I would have is have someone else other than the tenants at the showing and only collecting money at move in (except app fees).

I would suggest stay small and dominate the niche instead of trying to trade up to larger units.

The best of both worlds is hard to have, I always suggest using other funding when you can, however when it comes to getting a deal or not sometimes you have to put your own cash up then get it back out later.

Formulas offer you a good rule of thumb...but in your example you suggest the property might be worth only $327k using the formula.
