For anyone that hasn't used Doorvest, it's a simple website where you put a $1000 deposit and they send you curated list of houses they buy that need renovation, renovate, and then tell you a final purchase price along with guaranteeing things such as first year rent will be 100% covered by them even if they don't find tenants.

I have doubled my investment on my last purchase (Dec 2021).  

The plan is to live in part of the home and rent out the other rooms to cover the mortgage and generate some income. 

However, tenants have not been great, basically late on rent and/or leaving repairs that eat all profits.

When starting we relied 100% on B2B cleaning vendors.
