When house hacking, is it advisable to put room mates on a lease? 

So I signed a lease with a former friend of mine, I didn't move in till about a month later, and I came to find out that my roommate had a dog living there that she was told not to have there.

I would first encourage you to try to source your roommates/tenants on your own before resulting to PadSplit.

I have a tenant that is a habitual non-payer/late payer who has had numerous issues with their roommates (their lease is for a room within a townhome).

I am considering obtaining an FHA 203K loan to rehab a property, live in it with roommates for some time, move out and rent the entire property, and then refinance to expand my cash flow.  

I've had it happen a couple times to me with roommates and tenants.Good luck.

I have a 2/1 rented out and one of the roommates has given me 30-day notice.

The tenants wanted to renew for 2016, though needed to find a new roommate since one of them was moving out.  

We had a tenant that moved in a roommate to help pay rent etc and 2 weeks after we approved his move in all of a sudden we are hit with the bed bugs issue.
