Ryan,All three of those options are good ones, I have seen individuals build successful real estate careers utilizing those strategy.In short, option 1 is get started as an investor and option 2 & 3 are get started as an industry professional.

They are all rented out by individual construction workers. 

It’s very hard for most individual investors to qualify for millions of dollars in debt.

An example would be if you hear about a new sales technique from someone on a podcast but they're main clientele consists of higher class white collar individuals while you're trying to sell to lower class, blue collar individuals.

I will ask the agent about getting them all under one or individual.  

These are all mass repetitive "Contained" environments.Now the next great investment will be Auto over the road trucks, Nano Cancer treatments, Nano crop pesticide reduction, Solar electric surface paint generation, Water pumping technology from the Mississippi River to California/Arizona (reverse Dam management(actually don't recommend this, will cause excess salination of the Gulf)), Certified Individualized Student learning platforms, etc. 

You are trying to get rewards by doing minimal work on your own.

Is it possible for you to simply spin up another LLC or just own this property outright as an individual?

The BRRRR strategy is meant for folks who want to get more aggressive and be rewarded for the "higher risk" with higher returns.
