Being a long term rental investor, I was curious what your minimum investment criteria are in mid-2024.  

I am looking to cash out, so i would like to know if i should be adding more money into the rentals such as painting/roof upgrades?

This is an area of a lot of ex-pats and longtime vacation takers, or people that have rentals there.
