It's a pain to carry around and deposit, and they don't even make the cash receipt books with good perforations like they used to, but I really can't weigh a few hundred bucks in small bills in my fist and not be reminded of some of the fun times of my very much misspent youth.

Something similar happened on one of my properties (minus I opened the bill and it did not go into collections), so I just reached out saying that I got a bill and reminded the tenant that he needed to establish accounts in his own name.

Do you plan on sending reminders ahead of time, or just chasing them once they are late?

It’s reminded me just why I am working so hard to make it happen.

Thank you for reminding me why I retired from my CPA business - Ugh.  

I’ve found over the years that most people are considerate and just occasionally need to be reminded of the basic rules to become great tenants.

The sellers agent reminded my agent the sellers said they would make no concessions.

Especially at the beginning, a property evaluation form is a good idea because it reminds you to check all the little details and make notes regarding the condition.

I guess I'll just have to make sure to remind myself of the concept that this place isn't for me - it's for a renter.
