The upstairs unit has been rented out for about 6 years now and last week I finally made the decision to move and now the downstairs unit is rented as well.I have equity in the home, the rental income will cover mortgage, insurance, taxes AND my son's school tuition.My next step is to finally get that first wholesale property under contract and start looking for another multi-family unit I can move into while renting out the remaining units.BTW, I am looking in Santa Cruz - so if you know of anything let me know!

I see so many motivated sellers from small towns but I know finding a buyer would be difficult.

Which list filters have given you best leads in regard to finding motivated sellers? 

I am sure you had no problem finding a renter at your price point..Excellent work and thanks for sharing, which in turn motivates us to your level of excellence.

Hello all, I'm working with a motivated seller and I'm going to approach them with a sub-2 offer. 

A dollar amount and the phrase "for good and valuable consideration" may or may sufficient in a transfer of title and may not be the same as described or required in a purchase contract that conveys an equitable interest.Mixing these two concepts is incorrect.When a purchase contract is made, legal title remains with the seller, but equitable title is given to a buyer, full title is in  state of limbo until settlement.Equitable title must be financially measurable, if it is not measurable or cannot be established and is an amount customarily accepted, equitable title may be limited or may not exist.
