Hi there Raphael, you should try to contact rehabbers as their projects take some time so they may have a need for a reliable birddog over the time frame of the rehab.  

Cap rates could have some value if there was a reliable third party source that analyzed all SFR sales and then reported the results.  

I've also heard (not sure how reliable this is) that in order to go from 2 to 3 or 3 to 4 units you need a parking space for each unit.

The most reliable way to do that is to compare the house in question to houses sold within a very short distance in recent time.
