"No" means one of two things: "No for now" or "I'm not allowed to say yes but my boss might be".Countrywide will easily allow the second to receive $3,000. $3,000 is their reflexive answer when asked how much they will let the second have.

If the landlord knows anything about bankruptcy & what will happen to the rent amount owed to him if a tenant files bankruptcy while in his rental-- he will settle for a monetary amount instead of just being another creditor who will receive very little in a bankruptcy action.Some money is better than no money--I would appreciate a tenant offering something rather than making me another creditor -as a LL I would take the money & get them out of the rental asap..Joann

Last year we put an offer on a floreclosed property that has been in the market for 1 week. we knew it got a lot of attention so we offered pretty close to asking, several days went by and no response from the Bank, we were told the person making the decition had a personal issue....well....

Here in CA, where we had the largest rapid level of appreciation in RE, the state received huge amounts of unexpected revenue from prop taxes, and today, are screaming that they are out of money.

I told him that I didn't receive any notice (email, calls, or mail) from them and was getting upset because in the past year only 2 small incidents occurred at the property (grass/leaks) which Property Management called my cell and emailed me the issues, however now since the tenants were moving out they failed to contact me about this very important situation.
