folks that maybe do a few transactions in a life time get this e mail and open it boom they are hacked.. 

The only thing I can think to do is document everything with email notices to her, and possibly begin deducting it out of her security deposit, which I'm not sure if I'm even allowed to do.

If you have an agent that you know you'd like to build a relationship with in the area you should text or email them the address and let them know you are interested.
