Parent is considered a non-occupant and student is the occupant that somehow qualifies for lesser down payment.

You need to find out how Much of a total loan you will qualify for as this is the only way to know what to shop for...total of purchase and rehab. 

We took care of any repair/cleaning/make ready issues quickly, got the property back on the market and found a better qualified tenant, for higher rent, in less than a week.

By-the-way we also have a zero grace period.
