FHA is a pain to get done and especially with deferred maintenance properties, it can be a challenge. 

Im still in pain from all the physical labor I did to get it almost as clean as it was when they moved in.

I will spare you details like falling out of contract due to windows being inexplicably nailed shut, but for comedic relief I will highlight the pain culminating in complaints that there were random, free-roaming chickens pecking around our yard and putting off potential buyers due to a negligent neighbor.We ended up needing to take it up with the city to reign these fowls in, an action that caused the spiteful neighbor to tank a number of our other showings.The end result of all this was losing at least $30k (and probably more when it was all said and done), locking up the capital for ten months, and dealing with a two month long, stressful process of trying to sell and falling out of contract three times for various, silly reasons.

I know the pain of feeling like you're throwing BAH down the drain, but renting isn't always bad as you've eluding to.

It's just a big pain in the butt and I don't feel it's worth the little bit of extra money. 

I would ask if the risk of him having extended stays there creates a problem for you that is worth the pain of an eviction. 

Perhaps the >15% increase in value since the pandemic can help offset some of the temporary pain?

We found as much information about the owners as we could, but had to put a pause on our new hobby for a few months for the joys, pains, and expenses of life.

This property has some growing pains involved, we had to do a lot of repairs and we inherited some awful tenants so we took a big loss on these properties so far.

Even simple adding bedrooms in many towns (particularly ones with septic) can be a major pain requiring dept of health approval.
