. $750K & condo is around $360K), cash flow via (legal - not illegal vacation rental) rental income is extremely difficult unless you buy all cash.

I understand that in an economic recession or depression, rental properties all over the US can be affected, but my sense is that the first thing people cut from their budget in bad times is vacations, so Orlando and Las Vegas may be more sensitive to severe economic downturns than other areas since their economies appear to rely very heavily on tourism.  

I'm a little dubious about multiple renters because of local vacation rental ordinances and restrictions.

All 12 cylinders are firing.....most of the time:)    We all get to go on vacations and leave the computer behind knowing the team has it under control.   

Funny thing is if you are buying a second/vacation home you can get a loan with less down even if you only spend the minimal time throughout the year.Anyway I am looking at  private funding for my next project. 

Really is amazing how many visitors flock to the island for summer vacations. 

High school math teacher here...extremely fed up with lack of funds all year round leading to tight spending during vacation. 

And there are different types of speciality...residential, commercial, vacation rentals, HOA, etc.  

Our kids loved it so much we were thinking about investing in a vacation property there.
