I could have kept my single and rented it out, this would have made me eligible to purchase just not with the same power as if I sold.

Before I found this out though I gathered from our phone conversation that this was a gentleman and his wife that are retired and no longer are living in this house and I believe they are free and clear from the mortgage, although I will find this out tomorrow.

Just spent some time in a container today, reminded me of this conversation.

You might have already have done this, but I would start with casual conversation and see where it leads. 

Everyone has their opinion on what is acceptable but personally I wouldn't be getting into personal conversations over why someone has bad credit and what they are doing about it etc.What about income levels and length of employment?  

For ideas you could listen to ethnic comedians who poke fun at their own culture and think up a couple jokes you can work into conversation. 

Fortunately I like to talk to people and ask a lot of questions in conversation.
