Turns out the Loan Officer (salesman) had been fired.

Technically, you can finance a property over $50k, if you can find a loan officer who is willing to originate the loan.

  (1 triplex, 1-2 duplexes, and their office building/place of work where they rent the apartment on the 2nd floor) I hope to use them as a resource as well once I have a foundation of education on my own.  

It is best to refer to the title company/ attorney/ settlement agent involved in your transaction and your loan officer at the bank/ lender, but in most cases you would simply wire the funds required to close 1-2 days prior to your target closing date taking into consideration wire cutoff times and any processing time your bank requires.

I hear a lot of great advice for screening tenants for rental properties wit SFR and MFR, but what kind of screening do you do for a small business looking to lease office/warehouse/work space?

For example, if I want to stay in one for a week and I call the office to rent a room, how does the office manager decide who's room gets rented?
