@Dave Foster please chime in on the two dollar amount conditions, and of course any other thoughts you may have.if you don't transfer enough to satisfy the requirements, the "excess" is considered what as call the "boot" and you just pay taxes on that amount.Just remember, before you start that this track that once you start you kinda need to keep going until you "drop" --- i.e. die.

Tips (reported tips), overtime, bonuses... all a 2 year average. may be worth making sure you are considered "full time" or have "full time employment" before you apply for a home loan; otherwise, taking a few less hours here and there could result in dropping your purchasing power in the 11th hour.

There is a drop ceiling in the efficiency (and I'm actually looking at next yr adding a layer of drywall or sonopam to the ceiling) however, I explained to them that with the cold and a 120 yr old house that ambient noise can be a little more in the winter.

maybe the peak happens in august but melt down probably not.I do feel prices are peaking in many markets .. although does not mean they will drop like a rockand investor purchases are apples and oranges to home owners. different motivations.
