Stop looking at properties online and go out and see them in person.

James,The benefit is keeping it off of your personal DTI, funneling into an entity, and simplifying the process as a whole. 

From my understanding, the only real concern with taking the latter approach is if the other person on the mortgage/deed is someone that you could potentially not trust.

I start with a conversation with the person to understand what they're looking for and whether or not my property is a good fit for them.

That said, playing the appreciation game is a very personal decision.

@Jacob Sherman  @Bill Brandt  This unit is  on the same parcel as  a 5 unit multifamily property so there isn't really a price for just the house because it would be expensive to split off, if that is even possible or desirable.
