Do any Landlords have experience leasing to college students?

I'm currently invested in Wilmington, DE, through house hacking a 3 bedroom townhome with my college mate.

I figure around $2500-3500 depending on the number of breakers, the issue is that once you pull the permits you need to bring everything up to code. 

In terms of the car storage idea, as a mortgage broker I would raise at least one red flag to consider: if you ever want to refinance and you have a bunch of cars onsite, regardless of whatever the local zoning permits, that plus the somewhat obvious commercial operating business onsite will be a hard pass from most lenders.

I moved to Hawaii in 2005 fresh out of college with nothing.

There are a lot of rules and permits you might need to follow and apply for!

We did do our due diligence and have spoken with the city STR permitting office already to verify that we can have 2 owner occupied STR permits since we are zoned R2.

My responsibilities are project manager, general contractor, and overall construction of the project from start to finish including all permits necessary.

In Tahoe I've even helped neighbors head in the right direction to get their permit.
