Again I think this will only work if the taxes don't require escrowing $500 to $600 per month for an area like Park Forest.  

We can train it however you'd like; the aim is to modernise AirBnB's to get better reviews (and also stop guests from messaging you directly with silly questions).

One of the pics looks like there may be some water erosion from under the slab. 

I have basically 1) rewarded poor tenant behavior 2) tenant has no eviction on their record making it more challenging for a LL to determine that the tenant has been paid before and seeing it worked so well is likely to repeat the same $hit.  

We did get negotiate money from them to help with roof repair, but now know they were not honest on their disclosure.Our inspector missed code violations, HVAC issues, pipes that had been worked on and issues hidden that had occurred while sellers lived in the house, signs of drainage and water damage inside the house that had been painted over, completely blocked dryer vent...and we are finding more daily.We have had the house looked at by a structural engineer and HVAC techs that has told us we need thousands (likely tens of thousands) of dollars worth of repairs to make this property able to rent and come up to code for rental. 

We have already been offered 209k for the land itself, and it's likely able to fetch a fair bit more.

Unless the onsite salesperson is going to manage the remaining closings from a different sales office, they usually like to keep an onsite presence to meet with buyers and manage the lenders, escrow, etc.

We've been educating ourselves on creative financing and Subto and would like to know if there are recommended professionals in the DFW/ Texas area who are experts on structuring a creative deal who can essentially advise us and take care of the process for us.
