Not a fan of condos as the board can add a special assessment if there is not enough money to repair things like roofs in addition to the regular condo fee.

So this year, Im looking to pivot and be more active towards RE related type of biz/investments (which I've always wanted to pursue and have a growing passion for).

Now I am a big fan of the idea of paying off houses because it lowers risk, and gives solid cash flow.

If market is saturated with rentals then id take it a step further meaning stainless steel appliances if competition has white or fans in the rooms instead of basic builder light.

We repaired the foundation, added sump pump, ventilation fan and dehumidification system to crawlspace.

@Shiloh Lundahl I'm a big fan of Gary V, and agree with him on this subject.

Lots of Mom 'n Pops out there "winging it" , and when the stuff hits the fan and they get a bad tenant or contractor they don't know what to do, it costs a lot of money, and they get disillusioned. 

I personally am not a fan of Fitchburg its a town where one street can be great and the next one over has low values and higher crimes.
