I understand that you have more skin in the game then most as you have intellectual property and credibility on the line and must defend what you are passionate about.

For me, it was “I have to keep this Mustang because I own it free and clear, so it’s not really worth selling it since it’s my hobby and passion”.

I have had money in it long enough to start seeing its benefits now which makes it much easier to be passionate about it. 

With the passion you have, the time, and due diligence you've put forth thus far, i'm certain you'll reach the success you're aiming for.

Once you’ve educated yourself on your direction, and know what things to watch out for, you’ll want people to fill the roles you’ve realized you probably can’t do by yourself (real estate agents, lenders, title companies, contractors, etc.)I’m long winded but I’m passionate about this subject.

Instead of looking at one being "better" than the other, you should try to learn each other's methods so you can decide to implement the other's (or not).I'd personally choose the real estate every time because I understand it better, I'm more comfortable with the risk, and I'm passionate about it.
