If i choose to start accepting investors into our projects, what do I need to do to cover myself and my company from a legal stand point?  

I've only had One party give me grief and the judge sided with me.

Money part is very easy, finding deals i see is what gets people, why people say deals are dried up.

I am trying to understand all the parties that can be involved and at what point in the timeline they play a role.

They write a stand alone umbrella that should cover over both the homeowners and the rentals. 

Some parties may be looking to liquidate if their new, reset mortgage ramps up and cashflow isn't what it used to be. 

If you are looking at a free standing property you need to bring in at least $700/mo in rent for it to make sense.

Of course we jump from job to job . when the drywall crew shows up , I am not going to stand there with 3 guys and watch them hang drywall . ( I will but I will be billing ) No we go and demo another job .

Later, she also said that she heard a loud boom a few weeks ago (after my whole party had visited the space) and when she called the LL to find out what it was, he said "oh the ceiling just collapsed downstairs"!!!!????
