I believe there are numerous opportunity left on multifamily deals where price point of around 800k-3m  where most institutional buyers are not looking at. 

I'm approaching this whole project as a big learning opportunity, to develop a skill-set I can use for future projects.I have a lot of fun plans for the garage of this property, which is huge, insulated, and has a bonus room, as well as a good structure for a garage-top deck. 

I'm looking to make the transition from residential to commercial investing and think I've identified an opportunity with a restaurant space in a pretty attractive area.

I am a computer geek by training, but I am interested in generating passive income so that my family can have financial security and the opportunity to travel and have adventures (without the day job). 

With taxes of $2,200  each and HOA of  $239 per unit, it seems like a pretty good cash flow opportunity.

I've got some free time in the summers so that could probably work out, I'll be sure to look for that kind of opportunity.

The higher down along with your father's backing shows better collateral if you will.I think you'll find that the more you talk about your goal on this site and others in person that opportunities will present themselves.   

@Alshan San That's interesting about the more expensive houses, could be a good opportunity I might have to check it out after all!

Downtown is making a resurgence so if you are looking north of downtown there might be an opportunity there.
