The only thing he told us to do is track expenses and income per property vs. on one large sheet. 

Hey @Kevin Romines, I think I tracked with all of that except for 1 thing: when I purchase (finance) an investment property, do I buy that one with its own All in One or are you saying to put the $ from that one into the primary or ??

Getting a 5% conventional loan and then doing a cash out refi to reinvest that back into another house hack is probably one of the best ways to go about it.

She is stating she can be out one month earlier than lease ending (which I’m fine with) but is now half month late on rent.  

I only have handful rentals but hope to grow in the long run so I'm hoping to handle everything at one spot!

My CPA is telling me that I cannot use the sum of all my rental properties losses grouped together as one large loss to offset capital gains of the sale of 2 of those properties.
