Out of curiosity, are you only investing in 506(b) and Reg A offerings?

You have no skin in the game and you are offering the private lender 30% or 70% of the profits?

Meanwhile, anything the resembles a good starter home in Milwaukee between 200k and 450k will sell in 2 days with 5 to 15 offers (most of them over list price).

Come to think of it, there's not really anything I can think of that they offer that compares to the reliably up-to-date information that Grant Street and other sites I use regularly offer.

Offer them 24 hours notice for all showings, shorter if they are OK with it.
