I'm looking at buying a piece of land for myself.

No two pieces of real property are substantially alike.

I can make me and someone else a lot of cash if i can just get started I have all the pieces to the puzzle except I can't afford it on my own to buy the property and rehab and don't want to get a loan on it and cut into profits please let  me know your guys ideas or where I can find a investor????

So am looking to learn as much as possible from everyone here and hopefully I can offer some good pieces of advice myself on investment data which may be new to some.

Matt,First let me say that I don't like the term "wholesaling", but the whole premise of entering into a purchase contract for a piece of property and then assigning the contract to another is legal as long as it is done correctly.

There are many different types of direct mail marketing pieces you could send out, however you will be able to portray the same message: "I want to buy your house."
