I found a nice buy on 5 duplexes (paying 500K, value 638K) in good shape with long term renters.

Perhaps a nice 1950's built bungalow.Always hire a 3rd party property inspector to give you an unbiased feel for the home.

It's a nice house with a fenced in backyard and balcony very close to the main strip.

Since 2009, when I first attended UB, the North Campus student housing has expended quite a bit and there are still plans on large scale multi-family developments underway. 

Owning houses or apartments is an excellent part of any investment portfolio and holds an opportunity for a steady stream of income, in addition to a nice profit when you sell.

If they can let the note go for a nice discount i am certain the borrower would sign the deed over no questions asked.  

It's always nice to know there are alternatives to any given situation.

If it's not buildable and rentable space there is no return typically on that part of the dirt for a developer.

Fees are always negotiable though, at least with Realtors.If you ever worked with a Realtor or plan on working with one, it might not be a bad idea to develop a good relationship with that person.
