I've done the math and it seems we could with certanty keep up this massive savings rate up if we bought the condo cash and lived in it and could buy the duplex cash in probably 4 years after by selling the condo.Would it make sense to buy the condo for that short of a time just to up and sell in in 2 to 4 years for the duplex I am not counting on much appreciation it is a condo. there may be some because of the area however.But this seems to be the only way we can keep our savings rate up. even if we leveraged the duplex we still would be worse off savings wise.

I could end up having 2 properties with a mortgage and 1 property free and clear or I could refinance and get 75% of $90k in cash to reinvest.Hopefully the thought process makes sense.

With nothing else going wrong, it would take over 2 years of cashflow to pay for the roof.Is there another way to look at this or structure the deal that would make sense?

I am not too concerned with a major market correction.Personally I feel keeping enough to protect ones self from going underwater during a market correction makes sense, but I also see how having too much dead equity can be costly if you are looking to build your portfolio.
