The example of ouliers that I've heard a lot, is that if someone dumps a property super low for some extraneous circumstance, it will affect the estimated price on nearby properties.

@Myron Voorhis ive used turbotenant in the past, it lists your property on all the major sites like apartments.com, zillow, etc. if youre near a college, most colleges have a board or in person bulletin board where you can hang flyers same with nearby hospitals and coffee shops. facebook marketplace and facebook real estate groups and craigslists are additional options too. you can also ask a real estate agent to do it for you, most charge 1 month rent.

I live in Atlanta and pricing is quite high, so I’ve been investigating nearby areas like Columbus, Rome and Athens.

IMHO, do not start looking outside your primary area until you've exhausted all options nearby - you want your properties as close as possible so you can self manage and save all those fees.
