Everyone finds the rooms too small or something that does not fit their family,etc.I am at the point of breaking even but in a month I will be losing money because of the Hard Money lender payments.

There are some that manage to find the money and the deals quickly when the market is just right (and they have plenty of cash), but most success is built slowly, over time.Increase earnings, reduce expenses, save up, invest.

Finding the right property, checking its worth, making connections, choosing good renters, looking after the place, and keeping money aside for surprises are key steps.

I'm just educating people on where to put their money.

your in it 342k.. you sold for 375k  thats  33k profit before holding cost and sales commish.Most folks would have lost money on this deal if they had to pay realistic holding costs and sales costs.. ??????

Meaning, you get your money back plus and 8% return on that money before Rise gets a penny.
