You value the park using whatever method (Capr rate, DCF, IRR ect) you want and look up the appraised value of the MHs.Figuring out intrinsic value is difficult enough without muddying your MHP valuation with rental income and expenses. 

What steps are required in doing real estate investing this way?

How ever, I do have one more step I have to over come to start this advancement in my life.

Another option they have is to hire someone to get them out using borderline legal methods (this type of business is booming there now).

Recently  she went to wayne county treasury to get the home in her name but just like her i don't know all the proper steps to make sure she has the right to do a quit claim deed. i just know she wants to be done with this and move on with her life.

With that being said, what steps should I take prior to submitting an offer to protect myself and my investment?
