They are mentally costly, plus there are other risks. 

This is the problem with the guru mentality and scaling and trying to build an REI business advice.

I’m not sure if it is a customer service mentality, I like knowing how to fix things, helping people out, and teaching them along the way if they want to entertain it.

I'm trying to lose the scarcity mentality here...but how have others just starting out managed to scale beyond their first property to the first 5 - 10 doors?

If I had multiple mortgages, it would make me less secure, at least mentally.

On one axis you have the politics/regulation of a region - generally, liberal areas will have more delinquency because of the prevailing mentality, public messaging and restrictions on contract enforcement currently in place; the other axis will have the Class of property (A, B, C, D) - and the lower income tenants are going to have had less to fall back on in terms of reserves and rent/income cushion and will tend to have higher delinquency. 

All tenants have complained about her, this has been going on for some time now, I think it's more of a mental health issue that is getting worse.

Now I see it as a red flag as someone with mental issues and I would cancel a lease with such a person if it wasn’t too late.

The Dave Ramsay part cracked me up because that is where my gf's mental limit is at the moment and after I read a couple Robert K. books, I am not that afraid to be in (good) debt anymore. 

I have also quit my corporate job and am well on my way to escaping the "rat Race" that the traditional go to college, get a job, and save money for retirement mentality.
