just be cautious when it comes to using these. ensure you've got a plan to pay that balance back in a relatively quick fashion as most HELOC rates can fluctuate which could make the numbers suddenly not work. i've leveraged mine in instances where i'm doing a BRRR and i want the deposit for a private money loan. i'm not using it as my downpayment and leaving it out there for a long period of time. 

Between our equity in properties and money in savings I believe we could comfortably acquire two to three more houses, we just need to have a conversation about risk tolerance I guess.

Typically fixing a leak is small money and repairing the damage is where the money is at.If this is a rental and you don’t have the funds then sell it.

But it does have to be investment real estate.There is an allure in the thought of taking money out of real estate and placing it in "safer" investments. 

You will lose your collateral/land ($1 million). 

You can go to small claims court, but you are unlikely to see the money. 

They think they can save money, but they end up spending it by taking too long, doing the job wrong, etc.
