Steven,Thanks for your thoughtful, well articulated feedback.I am wondering though, why you have an adverse opinion on having Sch C that can take care of expenses common to multiple properties, like car lease expense, some business lunches, home office use, etc that is not easy to attribute to a particular property.The intent is to allocate proportional fraction of income from each property property as income on schedule C and than offset this income with legit expenses common for all properties.This would leave expenses relevant to individual properties to be expensed on Sch E

to aaron i was going to reply earlier, ive looked into a mentor but all the things that pop up on google are those really shady types that seem to cost an arm and a leg and seem to far fetched to be legit.

Windows is as reliable as any platform these days.

This person might have been legit and maybe my "money order or cash" policy scared them off, but moving in a few hours and avoiding a app, I can't imagine their reason being good for me.

But any applications like this make he rental process is a lot simpler by providing a mediator platform between tenants and landlords,  saving time during the screening process.
