The upstairs bedroom appears to be more of a loft and a large downstairs room which could be a family room, large bedroom or workshop.What I would like to do is convert the bedroom to a more traditional bedrooms with doors and closets, possibly turning the the large downstairs bedroom into 2 bedrooms and adding a bathroom maybe in the loft bedroom area.What would these improvements cost?

I'm about to make an offer on my first larger multifamily (20 unit apartment complex) and the non-disclosure I was asked to sign in order to view the financials has a bullet point that says I'm "acting as an Investor only and therefore am not entitled to commission."

The one below (not mine) has been pimped with accessory sliding tracks, and you can see a router under the right table, which comes all set up for a router.I use a TS all the time in renovation, ripping boards and moldings to custom sizes trying to match existing woodwork or reframing doors etc.

However, for what ever reason, the lower tenant (according to the upper tenant) has been mean, rude, saying things like the backyard is only for the lower unit, they had a door decorating "competition" for Halloween which turned into the lower tenant yelling at the upper tenant.

Here are some options I'm considering:Rent out my condo, buy a duplex and live in one unit, rent out the other.Sell my condo, buy a larger multi unit like atriplex or quad, live in one unit, rent out the others.Rent out my condo, buy another 2 bedroom condo or townhouse, and rent out the spare bedroom through AirBnb.Please let me know your thoughts!

If they're not, it's a long and involved (and expensive) process.Most often, the larger parcels will be developed into graded lots by one of the regional development companies, then sold to regional builders to construct and sell the finished homes (and potential commercial components).Smaller developers (like myself) can take on the smaller parcels (say, 10's of acres) that are too small for the regional companies to touch - there's an opportunity for your client to partner there and capture more of the profit stack if s/he's interested.Regardless, there's plenty of brokers who work in the space and broker between land owners and developers for owners who aren't familiar with the business.

The larger property would be able to fit in both the Small Balance Program and the conventional program, however the smaller property would make a lot more sense in the small balance loan program.
