NO one returned calls, emails and then I received city violations notice in the beginning of March for 5K for the exteriors condition, emergency boarding of the property (multiple times) and a variety of other issues.  

Aside from the bulk discount pricing on material, savings on labor with dedicated professional, multi disciplined crews and the general passive nature of building safe investments and organic wealth is our rational and I am sure the rational of any established turn key provider.  

As with any other form of Tenant occupancy - SCREENING and QUALIFYING will be the key to a happy situation for both You & Tenants. 

The key is finding a fixer upper and renovating to current tenant tastes. 

On one hand they are great tenants, they pay on time and are relatively low key, easy to deal with.

Unfortunately there are no credentials i can get, classes to take or a state board association.

I can immediately raise rents to 650 across the board and still be the cheapest option in the area still while being one of the nicer complexes.
