I can't and therefore a complaint is only my word against his.Taking it one step further and requesting that the seller's agent have the seller sign a doc stating he/she saw my offer wouldn't get done either if the agent was unwilling to present my offer in the first place.If you all have any ideas to verify and or prove if the seller did or did not present a written offer, please share your thoughts.

We do this in volume, but keep in mind we have been able to systemize and do so becuase we have our attorneys format and verify our processes and contracts on an as-needed (proactive)basis, which has been quite often because of the changes in the lending/foreclosure environment.

Adding an addendum usually only requires a 30 day to 60 day notice.In addition to that, if you did a pre move-in inspection of the property that verifies that the property was "flea-free" when they moved in and have confirmation from a pest control professional that the flee infestation is the fault of the occupants and/or their pets, I would first, politely make a proposition to share the costs of getting the problem professionally handled.
