When the cycle naturally turns the HERDS of brokers and agents get thinned out pretty fast.The top brokers and agents have already planned for all phases of cycles with investments and deal strategies to flourish no matter what.Newer agents that start in hot markets have not typically been through down cycles yet. 

There will be winners and losers and there's opportunity in every market phase.

Hey Brian,Still in the research phase myself, but I had a few questions;1) Would you go FHA with this and live in one of the units?

I am in the market research phase of my real estate journey.

I live in San Diego, CA with my wife and 2 beautiful children.I'm currently in the beginning phase of my journey and just trying to soak in as much information as possible.

Realistically, I probably did work the hours.The $25k special allowance begins to phase out at $100k and gone at $150k.

More than likely experienced this exact phase in her life.

I'm willing to do that if they will give me a minimal draw to pay my bills during the rehab phase, and give me a materials deposit.

This is a great topic more than year after the initial post because most real estate markets are in the Seller's Phase and difficult to find rental properties with good numbers. 

So I am now in the due diligence phase and working to get the inspections done.
