Could be 30 or 60 days or more.Send a letter indicating that their lease will not be renewed as of X date and that you wanted to let the know as soon as possible so they can begin making arrangements to move out.

@Chace Fraser to @Marc Rice's point...it's super local...neighborhoods are transitioning very rapidly in the Columbus market, so it's sometimes street-to-street...we used to use federal block groups to do our research...its the only way to get specific enough to make informed decisions...but general neighborhoods can provide you 80% of the accuracy...when you move to zip codes you reach about 60% accuracy...and looking at an entire city in aggregate is...well, it's not going to be a good indicator for decisions making.

If you put in solid offers and still get outbid, that's a pretty strong indication the market is out of control and people are over-spending.

I added some general property maintenance obligations, such as keep and maintain the exterior of the dwelling, garage, all out buildings and component parts thereof clean and free of all foreign objects and substances, keep and maintain the driveway, sidewalks, walkways, porches, patios, garage floor and other surface areas clean and free of all foreign objects and substances, keep and maintain the roofs, gutters and downspouts clean and free of all foreign objects and substances, keep and maintain all plots of ground prepared for plants, including the plants grown in such plots, in an orderly, attractive, and healthy condition, keep and maintain all garage door remote controllers in good working order and, at the end of the lease, return all garage door remote controllers to Landlord, and supply and change the refrigerator water filter cartridge, if any, at least every six months or sooner if prompted to do so by the filter change indicator light on the refrigerator.

If you are going for a hard money loan, then it will be a good indicator whether the lender will be moving forward or not with the property - because if you don't perform, they are stuck holding it and they will need to know they are covered.Keep asking the questions - anyone should be willing to help and answer.
