Sounds to me like you will eventually be able to bless you children beyond your wildest imagination.

Now I am 30 years old and believe me I have read all the self help books and all the audios you can imagine but the thing I was missing was persistence.

If his own properties were such disasters, I can only imagine how the client properties would look. 

I would imagine getting your real estate license would be the way to go... then really no matter what you do... flipping... wholesale... bnh... you're covered... besides it's pretty easy to get your REL... and if you want to be a REI... go all in get your license.

I imagine it will be a great networking event, I hope it work out for you.

We sent them a bar graph of their usage and literature from the utility that explained nicely how much less it costs to heat the unit with gas as opposed to space heaters.

Seattle is one of those markets...I can see that as a vet you want to help but it's hard to imagine many landlords passing up market rate rents to do so.

Having just jumped into being a landlord I can't imagine my first experience being a multi-family.......much less a 4 plex, while maintaining a full time job.  

Also  calling the Realtor a scumbag makes me think the problem with the whole situation is on your end and not their end.Also not in a million years can I imagine a mouse problem causing $88k in damage.  

But imagine the rental unit in the duplex is empty b/c you are waiting to find the right tenant...and then the sewer line backs up and you need $3500 to get that fixed.
