Specifically someone very familiar with the VA loan process and even better if they have experience lending to investors regularly.

Their National HQ is right there in Houston and they have regular classes on how to do these things.

Essentially, you can apply for a regular investment DSCR loan and just advertise that unit as a 12-month lease only to stay within the guidelines of the lender.

So when the title company runs their searches they would find the back taxes and it would USUALLY be the seller’s responsibility to clear those up in a regular purchase transaction and they would be subtracted from the seller proceeds.if being auctioned by a lender, the lender would have already paid the taxes each year to protect their interest in the property and those fees would usually have been included as a part of the minimum bid required for the lender to recoup their expenses.  

They told me the following filings would need to be made:-Articles of Reinstatement ($100)-Personal Property Filings for current year and any missed years ($300 per year)This is a DIY task for anyone who regularly files their own LLC paperwork and is comfortable with that process.

Find something you really enjoy and tie your identity to the process rather than the results.

@Doug PhillipsHi Doug,Here is a Window A/C tip.Look at the amperage draw of the existing units and try not to go over that amount, just match it.Some may have special plugs and some may not, so look at each one and take a cell phone pic of the plug if it's not a regular plug so you can show the sales tech.They don't last forever, some last only a few years.
